selling your home?

Selling your home comes with a long to-do list, and getting your septic system ready can feel like one of the most intimidating tasks. Following this guide will ensure your septic system is in top shape, giving both you and the future homeowners peace of mind.


Step 1: Notification
Contact FBSD to inform us that you are selling your home.


Step 2: Point-of-Sale Inspection
FBSD will perform a comprehensive inspection, which includes:

  • Pumping the septic tank(s) (at the owner's expense).
  • Video inspection of the empty tank(s) to identify cracks, root intrusion, and      water intrusion.
  • Inspection of all septic components for required upgrades (e.g., electrical control      panel, vault, floats, submersible pump, junction box, piping).
  • Reviewing footage and generating a detailed report on Online RME. A copy of the      report and video will be provided to the customer.


Step 3: Results & Communication
FBSD will communicate the findings to the real estate agents and seller.

  • If no issues are found: FBSD will issue a Letter of Availability, providing documentation that the septic system meets standards.
  • If upgrades are required: FBSD will communicate the necessary upgrades, fixes, or design requirements.

Step 4: Contractor Coordination (If Upgrades are Required)
The seller will contact an appropriate licensed contractor to schedule the required work.

  • Approved Contractors: Work must be performed by contractors on the MRSC Roster      or those who have been Approved to Perform Work within FBSD Jurisdiction.
  • Non-Approved Contractors: If it is necessary to engage a contractor who is not on the approved list, FBSD staff will be required to monitor the work on-site      for the duration of the project. FBSD will invoice for all labor hours      incurred during this monitoring.
  • Third-Party Disclaimer: The Fisherman Bay Sewer District (FBSD) is not responsible      for any work, services, or activities provided by outside organizations or third-party vendors. Please direct all inquiries and concerns regarding contractor services to the sponsoring organization directly.
  • Payment:  All services completed by contractors will be paid for by either the      seller or buyer of the property. FBSD is not responsible for negotiating payment for services rendered.

Step 5: Project Oversight and System Activation
FBSD will provide on-site reviews throughout construction. Standard installations include three billable site visits (preconstruction meeting, tank delivery, and System Activation inspection) charged at our standard hourly rate. This final inspection certifies the system is up to code and functioning properly. Note that additional site visits required to address contractor questions or issues will incur further hourly charges.


Step 6: Final Documentation
Once all work is approved, FBSD will issue a Letter of Availability for the sale of the home.

  

Pilot Program: Polymer Tank Lining for Inaccessible Systems

FBSD has initiated a pilot program to address septic tanks that are inaccessible to heavy machinery or cannot be relocated. The process utilizes a waterproof polymer lining applied to the interior of the existing tank, creating a durable, watertight seal as an alternative to traditional tank replacement.


Please note that companies specializing in tank relining have not yet been formally approved by FBSD. As such, all relining projects will require on-site monitoring by FBSD staff, and the customer will be billed for all time spent on the job site.

  

Septic System Completion Contingency

If it is understood and agreed that the required septic system upgrade cannot be fully permitted and installed prior to the closing date, a signed and notarized "Post-Closing Septic Agreement" must be filed with FBSD. This document must explicitly state:

  • The name of the licensed contractor responsible for the work.
  • A specific, agreed-upon completion date by which the upgrade must be finished.


Both parties agree to be bound by the terms of that notarized agreement.
